Permanently Affordable Homeownership
The Hannibal Square Community Land Trust (HSCLT) provides opportunities for very low, low- and moderate-income families to secure good quality housing that is controlled by the residents on a long-term basis. As part of the national community land trust (CLT) movement, we acquire land to build rental and ownership housing. For homeownership, we sell the improvements but lease the land to qualified buyers on a renewable, 99-year ground lease to ensure permanent affordability. This allows the buyer to purchase a home, while removing the cost of the land from the equation. CLT homeowners are able build wealth through our APPRAISAL-BASED resale formula that allows them to benefit from increases in their property value.

Retail Leasing Opportunity for Community-based Small Businesses
Our retail space (available in late 2023) will provide opportunity for community-based businesses to sell their goods and services in an attractive and affordable space. Our focus will be on micro-retail to help small businesses spread the overhead costs to operate. We will also partner with a local business development agency to assist the businesses in being successful. We envision this site as a potential economic engine for the surrounding neighborhoods. We also anticipate that the site will create new, quality, decent-waged jobs for residents in the local area.
