Affordable Home Ownership with Community Land Trust Lease Model
We sell homes at affordable prices to people at or below 120% Area Median Income for their household size. We own the land under the homes which we lease to the homebuyers through a 75 year, renewable and transferable lease which gives us the first right of refusal to purchase the home back to then sell to another eligible buyer. The program keeps the homes affordable in perpetuity while allowing homebuyers to reap most of the benefits of homeownership. The repurchase formula is defined in the lease and is 100% of the initial purchase price + 25% of the increase in the home's value during the period of ownership.
